Do I really need 20% down?

No — this is the biggest myth in real estate. Plenty of loan programs let you buy with 3–5% down, and some (like certain VA and USDA loans) allow as little as 0%. On top of that, Colorado has down-payment-assistance programs that can help cover what you put in. The 20% number mostly just lets you skip mortgage insurance — it's not a requirement to own.

What credit score do I need?

Probably lower than you think. Many buyers qualify with scores well under the “perfect” range, and different loan types have different minimums. Even if you're not there yet, that's not a dead end — it's a starting point. We'll look at where you are and map out a realistic path to where you need to be.

Does it cost me anything to work with a buyer's agent?

We'll always be upfront about how we're paid before you sign anything — no surprises. The way agent compensation works has changed recently, so the honest answer is “it depends on the deal,” and we'll walk you through exactly what applies to your situation, in plain language, before you commit to anything.

I'm not sure I'm ready to buy — can you still help?

How fast can I buy?

If your finances are in good shape, it can move quickly — sometimes a matter of weeks from serious search to keys in hand. If there's prep work first (credit, savings, paperwork), the timeline stretches to fit your situation. Either way, you'll always know exactly where you stand and what's next.

Do you speak Spanish?
