How do I cancel my reservation?

While we'd love to host you, we understand that plans change.

Please reach out to Roamia directly at +1(720)-306-1274 or by email if you need to cancel your reservation.

Refunds and cancellation policies will vary based on your booking type.

 

Non-Refundable Rates

We may offer non-refundable rates for certain properties (noted "Non-refundable" on Roamia.com and third-party booking platforms). If you make a non-refundable reservation of any length through Roamia.com or a third-party booking platform, the entirety of your reservation will be non-refundable upon booking.

 

No exceptions will be made for unforeseen circumstances, including, but not limited to, weather, health, personal emergencies, or schedule changes.

 

Long-Term Stays

Long-term stays (28+ nights) can be canceled, but the first 30 nights of the reservation are not refundable. Guests who cancel mid-stay will lose the next 30 nights of their stay but can be refunded the remainder.

 

For flexible bookings, the following cancellation policies will apply:

 

Third-Party Reservations

If you booked your reservation on another website or third-party booking platform (Airbnb, Expedia, Vrbo, etc.), please contact the platform to cancel and refer to their refund policies.

 

Roamia.com Reservations 

Cancellations requested 5 or more days before your check-in are entitled to a full refund. Cancellations requested 4 or fewer days before check-in (including cancellations requested the day of or after your arrival) are not granted a refund.

 

Certain Roamia properties booked under the "flexible" rate are subject to a different cancellation policy; please refer to the cancellation policy posted on the checkout page and in your confirmation email.

 

Single Family Home properties ("vacation homes" as listed on Roamia.com) will be subject to a different cancellation policy. For vacation home properties, cancellations must be requested 30 full days prior to the check-in date in order to receive a full refund.
