Roamia Strategic Ventures LLC ("Roamia") is dedicated to providing a seamless, comfortable, and professional guest experience at all of our managed properties (each referred to as a "Property"). By booking a stay with Roamia, you agree to abide by the terms set forth in this Guest Accommodation Agreement (the "Agreement"), along with our Website Terms of Use and Privacy Policy.
Failure to adhere to this Agreement may result in cancellation of your booking in accordance with the Cancellation and Refunds policy. Throughout this Agreement, "we," "our," or "us" refers to Roamia Strategic Ventures LLC.
1. PROPERTY TERMS
Types of Properties
Roamia offers a variety of accommodations, including single-family homes, multi-family units, and hotel properties. This Agreement applies to all reservations unless otherwise specified.
If you are staying at a multi-family or hotel Property, your stay is also subject to the Supplemental Terms for Multi-Family and Hotel Properties, outlined later in this Agreement.
2. ADDITIONAL AGREEMENTS
Some stays may be subject to separate lease agreements, corporate rate agreements, or group sales agreements. If any conflicts arise between this Agreement and those agreements, the signed agreements shall take precedence.
3. IDENTITY VERIFICATION & MINIMUM AGE
To ensure security and prevent fraud, Roamia requires guests to complete an identity verification process by providing a valid, government-issued photo ID. The billing address for your payment method must match your ID.
Minimum Age Requirement: Guests must be at least 21 years old to book a Property.
Roamia reserves the right to refuse service to individuals who do not comply with our identity verification process.
4. CHECK-IN & CHECK-OUT

Check-In Time: Stated on the Property booking page.

Check-Out Time: Stated on the Property booking page.

Early Check-In & Late Check-Out: Subject to availability and additional fees. Unapproved late check-outs may result in additional charges.
5. RESERVATION FEES & SECURITY HOLDS

Guests must pay all applicable nightly fees, cleaning fees, and taxes at the time of booking.

We may pre-authorize an amount up to double the reservation fees as a security hold. This hold will be released after check-out, provided no damages occur.
6. CANCELLATION & REFUNDS

Stays under 28 nights: Cancellation policy is outlined on the booking page.

Stays over 28 nights: The first 30 days are non-refundable; the remainder is subject to refund.

No Show Policy: If you do not check in within 24 hours of your scheduled check-in, your reservation will be considered a No Show, and all payments will be forfeited.

Non-Refundable Rates: No exceptions will be made for unforeseen circumstances.
7. PROPERTY RULES

No Smoking Policy: Smoking of any kind (including tobacco, marijuana, and e-cigarettes) is prohibited in all Properties.

Noise Policy: Excessive noise is not allowed. Roamia uses noise monitoring devices to ensure compliance.

Occupancy Limits: Each Property has a maximum occupancy limit, which must be adhered to.

Children & Visitors: Guests are responsible for their visitors and children.

Lost & Found: Roamia is not responsible for lost or forgotten belongings.
8. PETS & SERVICE ANIMALS

Some Properties allow pets. Check the booking page for pet-friendly accommodations.

Guests must notify Roamia of service animals and provide necessary documentation.

Restricted Breeds: Some breeds are restricted due to safety regulations.

Pet violations may result in additional fees or cancellation of your stay.
9. DAMAGE POLICY
Guests are responsible for any damages or missing items at the Property. Roamia reserves the right to charge your payment method for repair or replacement costs.
10. INTERNET ACCESS & SECURITY
Complimentary WiFi is provided but is not guaranteed to be uninterrupted.
Guests may not use Roamia’s internet for illegal activities.
11. ARBITRATION & DISPUTE RESOLUTION
Any disputes arising from this Agreement will be resolved through binding arbitration in Wilmington, Delaware, in accordance with the American Arbitration Association (AAA). Class actions are prohibited.
12. GOVERNING LAW
This Agreement is governed by the laws of the State of Delaware, without regard to conflict-of-law principles.
